For small plots of land, we typically recommend a second-story addition or house lifting, utilizing vertical space to increase living area while preserving your backyard. We will conduct an on-site assessment and recommend the most feasible structural solution for you.

For projects involving major structural modifications (such as removing load-bearing walls, adding a second story, or raising the house), for your safety and comfort, and to allow us to proceed with the construction schedule at full speed, we strongly recommend that you move out. For partial extensions or bathroom renovations, it is usually possible to continue living in the house provided that proper dust containment and isolation measures are in place. We will discuss this in detail with you when developing the construction plan.

The project duration depends on the complexity of the project. Generally, a standard house extension or second-story addition project may take 3 to 6 months. Before the project begins, we will provide you with a detailed construction schedule (Gantt Chart) and update it regularly to ensure you are informed about every stage of the project.

From the tying of the foundation rebar to the final coat of paint, each stage requires sign-off and approval from the project manager. Furthermore, we welcome and cooperate with independent third-party building inspectors (Private Certifiers) for all statutory inspections at each stage.

Therefore, before signing a contract, we conduct a thorough site survey and quantity calculation to provide a fixed-price contract. Unless you actively request changes to the design or materials during construction, the contract price will be the final price. We adhere to the principle of transparency and there are absolutely no hidden fees.

Renovation is a dynamic process, and we understand that you may have new ideas. Any changes will be handled through a formal Variation Order process: we will first assess the cost and timeline implications of the changes, and only proceed after receiving your written confirmation. This ensures that both parties maintain a clear understanding of the budget at all times.
